If it isn't a tenant problem because of renting the basement out, or the
attic rented out, it is the garage rented out. All kinds of problems.
Even with most recently the new building by 80 street, by CVS. The
landlord put his own sign which he is entitled to, and collected the
rent and security and now has been in court for the past six months
trying to get his money and the tenants thrown out.
With being in
the Community since 1965, and being in Real Estate 37 years to date, I
can not help but wonder why Landlords try to do everything themselves.
Just because they have been successful to date, have alot of buildings,
collect alot of rent, they seem to think they know everything. That they
can do no wrong.
Today a small percentage of tenants make it a
living looking for vulnerable Landlords. They look for that place they
can take and then stop paying rent. They know and play the game and well
to.
It can be a nightmare. If you rent an illegal basement or garage
as an apartment, you can face a $5,000 dollar fine, and may have to
repay each month your tenant lived there to.
Example( 3 years of rent +fine may cost you $35,000 dollars)
Sometimes
you can not tell very successful Landlords anything. The have the
mentality that they are always right, that's why they have millions of
dollars.
Using a local Realtor to attain your new tenants does
not cost the Landlord one penny. The tenants pay the Real Estate fee.
Next a credit check is done, job verification, and we collect to show
the landlord last years tax returns of the tenants, Tenants who
cooperate to this degree usually are good people.
Use a specialist in the field of Real Estate. One with experience, and reputation.
It is better then spending money on your attorney and time in court.
